Under the PPCMOI, council members recently adopted a resolution to allow the demolition of the building located at 8 Place du Commerce and the construction of a mixed-use building on the lot.

The owners of 8 Place du Commerce on L’Île-des-Sœurs, MACH, PUR Immobilia, and Groupe DuCan, have commissioned the urban planning firm Gris Orange Consultant to present their redevelopment project to the public.

This project, part of the Special Urban Planning Program for the Northern Part of Nuns' Island, involves the demolition of existing buildings to make way for two new 13-story buildings located around a private central park.

They will offer 563 rental units and 25,000 square feet of office and commercial space.

The residential portion will include 28 studios, 258 one-bedroom apartments, 221 two-bedroom apartments, and 56 three-bedroom apartments.

The current plan does not include social housing.

10% will be affordable housing (subject to the availability of financing programs) and 50 family housing units.

The site will include a swimming pool, a gymnasium, relaxation areas, an urban vegetable garden, a work of art, an urban forest, and a green roof covering a small outdoor parking lot. The concept consists of a central private park surrounded by residential buildings with communal terraces elevated to the roof of the basilica.

Terraces will be created at the formal joints between the phases to create a dynamic and communal feel for the project.

• Location: 8 Place du Commerce, Nuns' Island, Montreal.

• Height: Two 13-story buildings, each 42 meters and 40 meters high, respectively.

• Total area: 46,432 m², of which 2,382.7 m² will be dedicated to retail and office space, and 44,049.3 m² to residential space.

• Proximity: The site is directly connected to public transit thanks to the new REM station, and faces the island's main shopping area.
